Project 42 Partners has been thoughtfully assembled to bring together a group of team members whose diverse skills and experiences will enable the successful transformation of Parcel 42 into a highly designed and integrated mixed-use and mixed-income development.
If awarded the parcel, the lead developer (Ditto Residential) and development partners (Irving Development and Group360) will establish a special purpose entity (SPE) for purposes of developing the project; the lead developer will serve as managing member of the SPE and ultimately responsible for decision-making, which will be highly collaborative amongst the development partnership.

Group360 Real Estate Advisors, a subsidiary of Group360, has been providing real estate advisory services to a range of clients for over 15 years. Principal Max Brown will be leading Group360's effort as part of the team.
Group360 Real Estate Advisors Principal, Max Brown, began work in the District with the CFO Anthony Williams in 1995. There, Brown worked on the District’s first Tax Increment Financing (TIF) deal, Gallery Place, after helping draft the legislation authorizing TIF’s in DC. In the private sector, Brown worked closely with Boston Properties on Square 54 on Pennsylvania Avenue; Trammel Crow on several TDR deals; Forest City on their City Center Proposal; and with Hilton Worldwide of their pursuit of the Old Post Office Pavilion. Work included strategic planning; team selection; presentation development; communications and community outreach.
Additionally, Brown has worked with other developers in DC including, Hines, Urban Atlantic, and Related, among others.
Bryan S. Irving is a native Washingtonian, with over 20 years of development in the District. Bryan founded Blue Skye Construction/ Development in 2006. His company, Irving Development, provides affordable housing for DC residents. Having developed over 600 units of affordable housing with Blue Skye, Bryan looks forward to creating the same opportunities with Irving Development.
